We take this one step further by providing examples of materials and finishes that will be used in the building or renovation work. At this stage you should be completely comfortable and fully understanding of what is planned. This will come from provision of the following:

• Existing site layout plan
• Existing elevations
• Proposed demolition plan
• Site description plan
• Design response plan
• Proposed site layout plan
• Proposed ground floor plan
• Proposed first floor plan (where relevant)
• Proposed elevations
• Proposed shadow diagrams
• External material and finishes sample board
• Written assessment of clause 54 or 55 of planning scheme

At this stage we also enter into further and more detailed planning permit activity that includes preparing the relevant documents, lodging initial applications, attending meetings with relevant authorities and doing everything required to inform the local community about the planned work.
